Progress Update for Hilary House
There has been an internal dispute between Breyer Group Plc and their sub-contractor. Breyer Group are treating this matter as a priority and have worked hard to resolve these issues to prevent any further delays. We would like to take this opportunity to apologise for the inconvenience this has caused you all.
We are now entering the into the defect liability period and we would welcome your feedback so please contact your Resident Liaison Officer (RLO) at Breyer Group Plc or Lewisham Homes Major Works Team.
Your RLO is able to go through this Newsletter with you, if you require, they are also able to answer any questions or queries you may have. They will visit after works are complete and carry out a Resident Satisfaction Survey, which will to allow for input and feedback from the Residents.

What is the defect liability period?
The works to your home are covered by a guarantee, known as the defect period.
Your RLO will discuss how long your defect period runs for which is usually a year post completion of works. This is separate to any additional guarantees for your building, such as roof or window guarantees.
What is a defect?
A defect is a fault that has occurred with the finished works, as a result of Breyer Group Plc’s work. The Breyer Group guarantee the work to your building for a year after the work is completed . They are responsible to rectify any defects following works for a period of one year.
This will be at no cost to Lewisham Homes, Leaseholders or Tenants.
Who is responsible?
Responsibility for repairing any defect to the works will depend on how it was caused and when it happened.
If the fault is the result of incorrect installation and is within the defect period Breyer Group Plc are required to repair this.
If the defect was caused by everyday wear and tear, the repair should be reported to Lewisham Homes Repairs Services.
Who do I contact regarding defects?
Any defects with the works need to be reported to the Major Works team.
They will check if your property is within the defect period and who is responsible for carrying out the repair.
