Our aim, with these newsletters, is to keep you well informed about the progress of Lambeth Capital works and make sure you have plenty of opportunity to get involved.

Progress to date

To date we have completed refurbishment works to 45 properties and another 14 are well on the way. We would like to thank all residents for their ongoing support throughout the works.

Electrical rewires

All properties included in the refurbishment programme will need a full rewire, whether you are having any kitchen and bathroom works or not. Please could we ask that you move your belongings away from the electrical sockets to allow the electricians space to work. The rewire should take no longer than 2 days unless you have several bedrooms.

Properties still to be refurbished

If you have been informed that your home with be included in the refurbishment programme, but do not yet have a date arranged for the works to start, please contact the site team on the numbers included in this letter.

It is possible we do not have up to date contact information for you, so please get in touch.

Block Handovers

We are aware the works in place are causing some noise and significant dust. Once works are completed a formal handover of the whole block will be carried out. The Estate Manager and Lambeth Capital Works team will be in attendance at this to ensure the blocks are returned to a clean and respectable state.

Working hours

Our working hours are 8.00am to 5.00pm, Monday to Friday. It is unlikely that we will need to do any work in the evening or at weekends. If we ever do need to work unusual hours, we will seek the permission of Lambeth Council prior to this and we will let you know if it affects you or your home.

Defects reporting during the works

If you have any concerns about what look like defects in the materials or workmanship during the works, please contact your Breyer Group Resident Liaison Officer, Luke Rowe, 07815 965 093. We have a 12 months defects liability period on most finished work. During this 12 month period, please contact Breyer Group.

Defects reporting after the works

If any defects which are specifically to do with the internal refurbishment come to light after 12 months, please contact Lambeth Capital works team on 0207 926 7031 or email
