Our Land and Development Team specialise in inner-city brownfield redevelopment and have a wealth of experience and expertise spanning both the Affordable and Private Housing Sectors. We have recognised the importance of delivering demonstrable housing benefit to the communities in which we work, and are proactive and innovative in identifying and negotiating land opportunities and sustainable development proposals, to deliver both Affordable and Open Market Sale housing solutions on a ‘best fit’ project specific approach.
Supported by our in-house Technical, Design, Cost Management and Construction Teams, we are able to provide a flexible and bespoke development partner service, tailored to respond to the individual requirements of our own Business Growth Strategy, and those of our Local Authority, ALMO and Registered Social Landlord Partners.
We have excellent relationships with Land Owners, Land Sales Agents and Specialist Design Consultants and are able to negotiate innovative procurement and funding options, including deferred land payments such as Subject to Planning Agreements, Build License Agreements, Stage Payments based on ‘Golden Brick’ or ‘Silver Brick’ Construction stages; along with Joint Venture Arrangements, which share both risk and reward between key stakeholders. Our Land and Development Team focus on opportunities which already have, or can quickly achieve planning consent for Family Housing and Low Rise Apartment schemes. We have no strategic land holdings and despite the prevailing Market conditions, we operate with a significantly positive cash reserve. This strong commercial position enables Breyer Group to self finance smaller scale projects on a stand alone or on an RSL Joint Venture basis; with additional support readily available from the Bank of Ireland for the procurement and delivery of larger scale, longer term Developments and Estate Regeneration programmes. Working collaboratively with our Clients, our flexible approach to Site Finding, Opportunity Selection, Appraisal, Procurement and ‘Tenure Blind’ Product Delivery; means that we can respond efficiently and effectively to any project development brief and deliver a quality service from project inception to completion, in either a Lead or Support role.
