Breyer Roofing were appointed by the London Borough of Harrow to carry out flat roofing overlay works to Meadfield Sheltered Housing Block, including the installation of new replacement rooflights.
The works comprised the preparation of the existing roof finishes to enable a new Langley built up roofing system to be installed, with the inclusion of new flatboard rigid insulation to bring the roof property up to the required ‘U’ value to comply with current Building Regulations.
The project included all necessary alterations and adaptations to existing fascias, soffits and rainwater goods, and new PVCu fixtures and fittings where necessary.
The main challenge of the project was to carry out works to a property which remained in occupation by vulnerable residents for the duration of the contract. Therefore, daily liaison with the site staff was critical to ensure that the works did not impact on the day to day activities of the property, and did not restrict access to any locations.
The contract period for all specified works was set at 12 weeks. Due to an amount of snowfall during the contract dates, the Client afforded Breyer Roofing a one week extension of time. This extension of time was also instructed to allow for additional works to be carried out, and the new contract completion date was met.
Due to the works having to be closely managed by both the Site Clerk and Breyer Roofing’s Contracts Manager, liaison between the parties was critical for maintaining use of the site and completing on time. Good management of the Client and site staff was key to ensuring completion on time, which was achieved taking into account the extension of time.
